At Charles Perrett, all of our properties must meet a certain standard in quality. Naturally some properties are better than others, however we endeavour to ensure all our properties are free from damp and structural issues. In the event of issues arising of any kind, we are always very reactive in identifying the cause and finding a solution to ensure our tenants are well cared for. We operate a 24/7 tenant emergency line to deal with all serious issues at any time of the day or night.

First of all we are National Award Winners as voted for by our tenants for our excellent, hands on customer service. From experience, we know that sometimes things may go wrong with your property. However it is our speed and efficiency with which we put right these issues that sets us aside from our competition. Unlike other agencies, not only do we provide excellent quality properties and customer service, but many tenant extras. These include; exclusive tenant only parties and various freebies throughout your time with us.

A security deposit is an amount of money paid (often equivalent to one month's rent or more) and held in trust in a government backed scheme for the duration of your tenancy to protect the landlord against damage to their property.

There are two answers to this question; Properties managed by ourselves have all deposits logged in the DPS (Deposit Protection Service). If your property is managed by the landlord, you will need to check which scheme they utilise to log your deposit.

Your deposit must be paid on the dates specified in your tenancy agreement.

A Guarantor is someone who guarantees the rent on your behalf, should you not make payment. They will be required to fill in a Guarantor Form and must be a UK resident. Please note that every tenant must provide a Guarantor and we cannot allow any tenants to move into a property without having received the completed Guarantor Form but you will still be liable to meet the contractual terms.

If you cannot provide a UK Guarantor, then you will be required to pay a larger deposit.

The holding fee is a fixed amount that must be paid by each tenant in order to reserve the property, no fee, no property! (Please speak to one of our members of staff for more details)

An agency fee is what we charge each tenant in order to cover our costs in conducting viewings, arranging tenancy agreements and all paperwork as well as taking care of your requirements each step of the way. Our student agency fee is £75.00 per person for houses with 3 bedrooms or more and £120.00 per person for one and two bedroom properties.

Once you have signed your tenancy agreement, you are legally bound. This means you must meet the full terms of the contract. However we understand that sometimes circumstances can change so here's our recommendation: Let us know immediately and we can do our very best to re-market your room to find another tenant to fulfil your contractual obligation. Please note that the person with the initial contract must pay our finders commission of 50% of the first month's rent plus VAT.

No, pets are strictly not allowed in any of our student properties unless written permission is obtained from the landlord prior to you moving in.

Yes, it is highly recommended that you take out contents insurance at your property through our partner company, Eastside Insurance.

We collect rent on a termly basis via a standing order mandate. This is collected via the following instalments; 1st September - One month's rent 1st October - Four month's rent 1st February - Three month's rent 1st May - Two month's rent Please note if you wish to make a payment click here

Yes, you will need to pay your rent for the entirety of your tenancy agreement.
